“My wife and I contacted Danielle Grostick, on recommendation from my in-laws, because we were searching for some land on which to build a new home. We explained that we were looking for a couple of acres in a good school district THAT WE COULD BUILD A HOUSE ON as we would probably be staying for a while. Danielle claimed that she understood and went to work. After a few weeks of looking and not really finding anything promising, Danielle contacted us and stated that she had a few parcels just outside of Dundee, MI that she thought would be perfect. My wife and I drove out to the parcels and agreed that a couple of them would be perfect for what we were looking to do. We contacted Danielle and explained that we were interested and wanted to know what the next step was. Danielle told us that the plots had already been surveyed and that we just needed to get a perk test before we decided to buy, which we did. At the closing table my wife and I asked numerous questions about flooding and zoning and anything else that we could think of to ensure that we were going to have no issues when the time came to build. We were assured by both Danielle and the sellers that the land was perfectly buildable. Fast forward six months to November of 2018 and we’re in the preconstruction phase of building our dream home. We hired a builder, designed a home, took out a loan, picked out our finishes, etc. We were EXCITED!!! The only thing left to do was have a construction driveway installed for which we needed the approval of the road commission. After contacting the road commission and waiting several weeks, we received a call informing us that upon inspection there’s a drainage tile that bisects our property diagonally and that building on that parcel is going to be problematic. We were told that we were not allowed to disturb the drainage tile and that the only buildable location on our property would now be the back, left corner. A couple of quick points…1. The land that we purchased has been in the same family for several generations. 2. We bought our land in May of 2018. The Road Commission Inspector informed me that in March of 2018 he was dispatched to our property because the very drainage tile that bisects our property had collapsed and caused the property and the road to flood.3. At no point was it disclosed to my wife or I that there was any kind of drainage system under the property that we were wanting to purchase. Also, it was never disclosed to us that there was any kind of issue with flooding which we had specifically asked about. 4. When I contacted Danielle after receiving this devastating news she claimed that “there’s no way she could have known”. So basically our dream home project has turned into a nightmare. The thing that kills me the most is that my wife is absolutely beside herself. Thanks a lot Danielle!”
